As a new home owner, you might not know about this problem.  The home is seven years old -- yet it has serious wood rot!  Note in the pictures the dark wood, if you touch it with your fingers it will fall apart.

So why tell you this?  So you will know to check your home and ensure the wood is protected by caulking and paint.
